How Long Does It Take to Sell a Home in the Flathead Valley Right Now?

Short answer: For sales that closed between September 18 and October 17, 2026, the median Flathead County sale took 112 days from list date to closing (Montana Regional MLS via IDX, pulled Oct 18, 2026). Columbia Falls ran shortest at 76 days and Whitefish longest at 141, so plan your timeline around your town and price range, not a valley-wide average.

What does “days on market” mean in these numbers?
Plain definition: days on market is the number of days between the date a property was listed and the date it closed. Because it runs all the way to closing, it includes the weeks a home spends under contract waiting on inspections, appraisal and paperwork, not just the time before an offer. It also starts over when a property is taken off the market and relisted, so a home that was relisted can show fewer days than it was really for sale. Our Flathead market report uses the same definition.
These figures come from the Montana Regional MLS via IDX, pulled Oct 18, 2026. They cover all listing types that closed from Sept 18 to Oct 17, 2026, so land and acreage sales are mixed in with houses and condos. Land often takes longer to sell, which can pull the numbers up.
How long are homes taking to sell in each town?
Median days on market, list date to closing, for sales closed Sept 18 to Oct 17, 2026 (Montana Regional MLS via IDX, pulled Oct 18, 2026):
- Columbia Falls: 76 days, based on 12 sales with a recorded list date (13 sales total).
- Kalispell: 101 days across 99 sales.
- Flathead County overall: 112 days across 213 sales with a recorded list date (214 sales total).
- Bigfork: 126 days across 26 sales.
- Whitefish: 141 days across 50 sales.
Columbia Falls had the fewest sales in this window, so a handful of quick or slow closings can move its median a lot. Treat it as a rough read, not a firm benchmark.
Why is the median more useful than the average here?
A few listings that sit for a very long time can drag an average up. In the same pull, the average days on market was 198 in Bigfork against a median of 126, and 139 for Flathead County against a median of 112 (Montana Regional MLS via IDX, pulled Oct 18, 2026). The median tells you what a typical sale looked like; the average shows that some properties took far longer. The table below compares the two, and a chart further down shows the listing counts by town.

How much competition will a new listing face?
At the time of the Oct 18, 2026 pull, the Montana Regional MLS via IDX showed these counts of active listings and listings under contract:
- Kalispell: 644 active, 135 under contract.
- Whitefish: 341 active, 58 under contract.
- Bigfork: 251 active, 43 under contract.
- Columbia Falls: 198 active, 33 under contract.
- Flathead County overall: 1,688 active, 302 under contract (Montana Regional MLS via IDX, pulled Oct 18, 2026).
In every town, active listings far outnumber those under contract. For a seller, that means buyers have choices, and condition, pricing and presentation decide which homes get the showings.

What makes one Flathead home sell faster than another?
Days on market isn’t luck. The listings that close sooner tend to share a few traits:
- Priced for what recent sales support, not for the list prices of homes that are still sitting.
- Ready on day one: repairs handled or disclosed, clean photos and easy showings.
- Clear paperwork: well and septic records, water-right details for acreage, and disclosures ready before an offer arrives.
- A realistic read of the price range: in this window, higher-priced markets like Whitefish and Bigfork had longer medians than Kalispell and Columbia Falls.
Is fall a slow time to list in the Flathead Valley?
These numbers show what closed in late September and early October, not a full-year pattern, so they can’t say on their own whether fall is slower. What they do show is that a home listed this fall should be planned around a timeline measured in months, not weeks, once you count the time to close.
Questions to ask before you set a listing date
- What is the median days on market for homes like mine in my town, in a recent, dated window?
- How many similar homes are active right now, and how many are under contract?
- Does my timeline still work if the sale takes as long as the local median, including time to close?
- What would I need to fix, disclose or gather before the first showing?
FAQ
How long does it take to sell a house in Kalispell right now?
For sales closed Sept 18 to Oct 17, 2026, the median was 101 days from list date to closing, across 99 sales (Montana Regional MLS via IDX, pulled Oct 18, 2026).
Does days on market include the time under contract?
Yes, in these figures. They count from the list date to the closing date, so the weeks between accepting an offer and closing are included.
Why do Whitefish homes take longer to sell?
In this window Whitefish had the longest median at 141 days (Montana Regional MLS via IDX, pulled Oct 18, 2026). Higher price points usually draw a smaller pool of buyers, and the mix of property types that close in a given month can stretch the timeline too.
Will these numbers stay the same?
No. They describe one 30-day window. Ask for a fresh, dated MLS pull for your town and price range before you plan a sale.
