No general sales tax
Montana does not have a general sales tax. Property tax, income tax and some local taxes still apply, so ask about the full picture for a specific home.
A lot of people have had the same idea
Flathead County added about 19,500 people from 2015 to 2025, about 20 percent growth. Census estimates show nearly all of the county’s recent growth came from people moving in.

What surprises people
None of these are reasons not to come. They are things worth knowing before you choose a home.
- Winters and driving. Winter brings snow and ice to valley roads and mountain passes, so plan for good winter tires and check road conditions before a drive.
Sources: Montana 511 road conditions (MDT) · National Weather Service, Missoula
- Local wages and home prices. Home prices in the valley have grown much faster than local household incomes over the past decade, so local pay can stretch less far than buyers expect.

- Wildfire smoke. Some summers bring stretches of wildfire smoke into the valley, and Montana DEQ posts current air quality and smoke forecasts.

- Wells, septic and internet outside town. Outside city water and sewer service, a home may run on a private well and septic system, and internet options can change from one road to the next.

- Tight inventory. A University of Montana study found the county has been building less housing than it needs, so the choice in one town and price range can be small at any moment.

Your move checklist
Seven things to sort out before you move. Each card links straight to the office or company with the current answer.
- Step 1
Property taxes
The Montana Department of Revenue appraises property and the Flathead County Treasurer bills and collects the tax. Ask for the current tax bill on any home you consider.
- Step 2
Utilities
Flathead Electric Cooperative is the local electric co-op, and NorthWestern Energy supplies natural gas where lines reach. Confirm both for the address. In town, water and sewer usually come from the city; outside town, ask whether the home has a well and septic system.
